Plan portfolios offer a great variety of ranch, 1-1/2 story and 2 story homes from which to choose or we are able to work directly with a buyer to design a home tailored to the family's needs.

Lake Description
Developed around a sparkling blue lake adjacent to the Little Arkansas River, Harbor Isle features breathtaking panoramic water views, sunset cruises on your power boat from your private boat dock, good fishing, sailing, windsurfing and afternoon jet-skiing (allowed 1-6 p.m. daily).

Due to unique conditions, all homes around the lake at Harbor Isle can have extra deep "walkout" basements with ceiling heights up to 10' (allowing the basements to be as spacious, light and open as the main floors) without the steep driveways and extra steps to porches and in garages necessary in some other neighborhoods. Sandy, well-drained soils offer excellent building conditions for stable, dry basements. Our walkout basements open onto patios and access to the lake and backyard boat docks.

Harbor Isle's source of water is the sand filtered waters of the Equus beds, offering a cleanliness and clarity not typical of Kansas lakes whose water level and quality vary greatly depending on the streams or rivers flowing into the lake.

A future sidewalk encircling the development will border the heavily wooded area along the Little Arkansas River on the east of Harbor Isle and is planned to connect with our future lake development south of Harbor Isle. Location
The lighthouse at the Harbor Isle entry is located at 4800 N. Meridian, just six blocks north of the I-235 exit onto North Meridian. Special Assessments and
Homeowner Association Dues

Special assessments in the Third Addition, now being developed, average about $168 monthly ($2,000 annually) for 15 years. The Harbor Isle 3rd Addition Homeowner Association dues are currently $300/year. Special assessments in the nearly completely built out 1st and 2nd Additions vary.

Harbor Isle is just inside the Wichita city limits and fully served by city sewer and water service as well as city police and fire protection. A fire station with fire and emergency service trucks are within 2 blocks of the neighborhood. Shopping and Convenience
While commercial and shopping projects are in the planning stages for the area along both sides of Meridian just south of Harbor Isle, currently grocery stores are convenient (new Walmart Super Store one mile north at Meridian and 53rd St. North, 2 minutes away; Leekers IGA at 7700 N. Meridian, four miles north on Meridian, 7 minutes; Dillons 3 miles south at 21st & Amidon, 7 minutes; Dillons at 13th & West, 8 minutes). Numerous restaurant and service establishments are expected to follow soon thereafter. Restaurants, movies and other shopping are within 10 minutes both east and west of the area (at 29th & Rock Road and 21st & Tyler). Downtown, airports and many of Wichita's popular destinations are within a 12 minute drive via nearby interstate.
