If you've never built a new home before, the entire process can seem a bit overwhelming. It helps to remember that building a new home is a process, and it takes an expert to know the process and help in each step. Here are the main steps:
Select a building site
The beautiful home sites at Harbor Isle are the perfect setting for your new home. Special care is taken in the design and orientation of each home to maximize the spectacular views over acres of water that the lake affords. Simply put... location, location, location! The home you want to build can determine what type of homesite you should purchase. Your new home consultant can help you determine what home site will work best for you.
Find a reputable builder
Fortunately, this process is easy at Harbor Isle... our homes are built exclusively by Brad Bachman Homes! As one of Wichita's premiere builders for over 25 years, Brad Bachman builds homes that area a statement of the buyer's unique preferences and housing needs. Brad's dramatic and effective designs effectively utilize large expanses of glass, and include design elements to create a spacious feeling in a practical amount of living area.
Obtaining new home financing is not a daunting task, there are things you can do ahead of time to help move the process along. First of all, determine how much you want to borrow, at what rate, and for how long. You will need to provide some standard documentation: your latest income tax returns, proof of income, and so on. Many buyers are choosing a "one time close" loan that allows you to lock in a permanent rate and construction financing before purchasing your selected home site. Our sales agents can assist you in finding the lender with the best rates and terms for your situation.
Select your home and options
We have a wonderful selection of models to choose from, all with the unique features and quality offered by Brad Bachman Homes. Once you've selected a home, you can look at the options you may want to include. "Structural options" refer to the exterior and floor plan. "Soft options" include interior features like flooring, cabinetry and lighting.
Finalize sales contract
The sales contract will specify the features of the proposed home, the site plan, and materials. You will receive an "owner's Manual" listing all the options and standard features included in your Building Agreement. In addition, a detailed time table regarding any selections needed to be made by you will help you stay on schedule. We will also recommend many of the best local vendors for brick, electrical fixtures, tile, carpet, etc. who can further assist you in customizing your dream home. We have found our organized and detailed approach to the selection process relieves much of the potential stress of the homebuilding process, allowing you to enjoy the process of designing and participating in the construction process of a new home specially built for your family.
Home construction can take several months, or sometimes longer. The time is dependent on the complexity of the plan, the availability of trades and materials, and, of course, the Kansas weather. Whatever the season, you'll be able to enjoy the future views from your lakeside home as it is being built and look forward to living in one of Wichita's most enjoyable and exciting neighborhoods, Harbor Isle!
